Crimscott Street, Bermondsey

Mixed-use new-build scheme | Project Value: £16M | Role: Project Manager & Employer’s Agent

CHPK managed the full delivery of a new 8-storey mixed-use development comprising 43 high-spec Build to Rent apartments and 20,000ft² of Cat A office space. From site acquisition and planning through to post-contract oversight, we led a complex team of consultants and managed third-party stakeholders including local authority partners. The scheme achieved BREEAM Excellent.

Our early involvement was key to unlocking the site’s potential, managing a challenging planning process and ensuring all statutory and design milestones were met ahead of programme. Close collaboration across the project team allowed us to maintain momentum and deliver on the client’s commercial goals.

Thomas More Square, London

Office refurbishment and extension | Project Value: £16M | Role: Project Manager, Employer’s Agent, Quantity Surveyor

We oversaw the refurbishment and vertical extension of a 36,500ft² office building, including a striking new glazed curtain wall and rooftop terrace. The tenant, Gensler Architects, had a fixed move-in deadline, making programme certainty critical. Through careful planning, contractor coordination and focused risk management, the scheme was delivered on time and now serves as Gensler’s European HQ.

Our team managed both pre- and post-contract phases, integrating cost control, procurement and delivery oversight into a single, cohesive service. The team delivered this complex, design-led commercial project while meeting demanding programme and quality targets.

Sabre House, Tottenham

Commercial warehouse refurbishment | Project Value: £1M | Role: Project Manager, Contract Administrator, Principal Designer

CHPK led a full refurbishment and reconfiguration of two steel-framed warehouses and a 1970s office block. Works included full strip-out, structural removal of mezzanines, asbestos removal, new roofing, and CAT A office fit-out. We supported the client from pre-acquisition through to project completion, including agreeing post-completion licences for tenant works. The scheme delivered 22,000ft² of upgraded space with an EPC rating of B.

By combining technical due diligence with early cost planning, we helped the client proceed with confidence and optimise the asset for market re-letting. The building was let shortly after completion, reflecting the project’s success in balancing performance and commercial viability.
