Overview : CHPK were instructed by the asset manager of 38 Hans Crescent to investigate a long-standing water ingress issue being experienced by the tenants. The water ingress was coming from a roof beneath the tenant’s terrace area which complicated access for inspection of the roof.
Water Ingress Issue

Following initial inspection and discussions with the tenant representative to understand the nature of the leak, we organised intrusive surveys to expose the waterproofing layer of the inverted warm roof which revealed a number of suspected defects from the original build. In order to confirm this, we reviewed the Building Manual to determine the manufacturer of the roofing materials. After consultation with the manufacturer it was confirmed the detailing was not in line with their approved standard detailing.

The final report was issued to our client, which included necessary sketches to give a visual demonstration of the issues causing the leaks and our recommendations for the remedial works required to rectify the issues.

The CHPK Project Management team were then instructed to manage the remedial works.
