Multi-Storey Office Building, Basingstoke, Hampshire

2nd, 3rd & 4th floors of a multi-storey office building in Basingstoke, Hampshire on behalf of AECOM Infrastructure and Environment Limited.

CHPK were instructed by AECOM, the Tenant, to provide an assessment of dilapidations liabilities on circa 42,000 sq/ft of office space. We analysed three leases and five licences to alter and reported to the client on the likely quantum should no work be undertaken by the Tenant and also the saving to be achieved by undertaking some rather than all of the necessary work and then running a supersession and valuation argument.

In the negotiation, following receipt of the Landlord’s schedule of dilapidations, we were able to achieve a 62% saving across the board.

CHPK were instructed by SKY to prepare an exit strategy for NHC which SKY had occupied for six years on the assignment of a twenty year GlaxoSmithKline lease where significant alterations had been undertaken by GSK and SKY.

CHPK prepared schedules detailing the extent of breaches of covenant and commissioned expert M & E input into the various plant and electrical distribution issues which were then costed. We provided advice on the likely effects of supersession and valuation arguments on the Landlord’s claim and proceeded to commission the bare minimum of work.
